Transparency and accountability are fundamentals for service charges.

Our aim is to assist property management agencies, chartered surveyors and property owners to meet their service charge obligations and obtain certification, by providing a flexible, value for money service. We also try to work with the managing agents and property managers, making them more efficient and the whole process cheaper. Our team has considerable expertise and many years experience in the field of service charge accounts and certification.

Current Requirements of the LTA

Residential service charges are covered by statutory provisions and Landlords are required to account for these to lessees. The majority of residential property blocks are managed by agents and these agents are governed by various professional bodies which have requirements for their members in accounting for service charges.

Proposed Changes and Implications

The accounting rules for Service Charges are still governed by s21 Landlord and Tenant Act 1985 but there have been proposals to lay down new rules for some time now. The Commonhold and Leasehold Reform Act 2002 has been implemented in stages over a number of years but unfortunately the proposed changes for service charge accounting have been delayed on many occasions.
